Only a few blocks from Bondi Beach, this project required fire safety upgrade work as a result of a Council Order and some general refurbishment due to exposure to the ocean air. The building consists of ground floor retail areas and seven levels of residential units totaling 37 units.

The building owner was confronted with the option of fully sprinklering the building or installing a second egress stair. The later option was adopted and this involved a seven level external galvanised steel stair at the rear of the premises. Other fire upgrade work included a hydrant system with new booster set and street connection; fire hose reel system; a hybrid residential/commercial smoke alarm system; installation of a fire rated shaft to the main stair with access at each level; smoke separation of the lift and lift lobby on each level; fire rated doors to the main stair; exit signs, emergency lighting and electrical testing.  

General upgrade work involved a new glass curtain wall system to the main stair and new aluminium balustrades to main walkways and end unit balconies on all levels. Incidental work included re-membraning walkways, enclosure of the water meter and painting to new areas.
