Responding to a Fire Order served by Sydney City Council in August 2007, the owners engaged Trevor R Howse & Associates to clarify and negotiate an upgrade strategy for the building. During this process Fire Safety Constructions were appointed to the project team as contractor and then provided assistance in finalising and providing options for issues yet to be confirmed. This allowed the scope of works, initially planned as being staged, to be delivered as a single project thereby reducing the impact and cost to owners.
"Hillcrest", an art deco three storey masonry and concrete building, comprises 24 units, a ground floor shop and basement storage. The building has two means of egress on the ground floor and an internal stair. The upgrade strategy was to smoke isolate the stair, fire separate all units, protect openings and provide early warning smoke detection/alarm system.
The final scope therefore included new custom fire doors to all units, a hybrid smoke detection/alarm system, corridor smoke doors, relocation of the switchboard to an isolated area, external drenchers to windows, fire hose reels, exit and emergency lighting, modifications to egress doors, new ceilings, fire rating of penetrations, upgrade of PFE's, electrical inspection/repairs and gas inspection/repairs.
The new interior is now highlighted by timber framed glass smoke doors on each level and trade boxes which were completed rebuilt by Fire Safety Constructions identical to the art deco originals. Appropriate door hardware and light fittings have been either retained or installed.
