In late 2005 Fire Safety Constructions, on behalf of the building owner, were asked to negotiate the fire order from City of Sydney Council. This evolved into a defined scope of works for which we provided lump sum pricing and were then contracted to complete the works. With Martin & Spork Architects appointed as supervising Architects, the works were finalised to satisfy the Fire Order time frame set by Council.
The building comprises 3 car parking levels and 15 residential levels. The existing Ordinance 70 thermal detection system was non-operational and required upgrading to meet the current AS1670 requirements. To effect this we installed a fully addressable smoke alarm and occupant warning system. The other major component of work was to install new fire doors or doorsets to all units, stairs and common areas – 170 doors in total.
Other upgrade works included extension of the car park sprinkler system, upgrading of the exit/emergency lighting, new portable fire extinguishers, warning and operational signs, stair balustrade modifications and audit/rectification of penetrations.
